Finally, PM may decline sharing all applications they receive because that changes their process or increases burden or whatever, but again, the application for tenancy _belongs_ to the landlord on whose behalf this business transaction is initiated.

If the client is self-employed or they own other real estate, you'll want to ask for a copy of their two most recent Federal tax returns - all pages/schedules (you shouldn't need the state tax returns).
