Flips or Rentals

My wife and I have one rental property and we are about to close on our first flip. We will use the profit from the flip to purchase another and continue to do this until we can purchase our flips with all cash instead of using borrowed cash. Any suggestions or comments about pit falls we need to avoid or other advice?
