I recently put some laminate wood flooring (Golden Select from Sam's Club) in one of my rentals.

In New Hampshire, the Fair Housing laws don't even apply to selection of a tenant if the space is in your own home.

I am new to rental business and I guess part of it is to experience and define my selection critirias for tenants. now back to marketing the rental again. do have few other people looking, but I feel I may need to lower the price again as I am not getting enough inquiries from Craigslist.

If you must have your current tenant find you a new tenant, then note in your lease that the new tenants that your current tenants find must meet your selection criteria.
