After a lot of searching I just refinanced in late February with an internet bank....Investment property loan 4.5% 75% LTV 0 points 800 credit score 6 months seasoning $2300 in loan cost...this would have been lower if I used the same title company I closed with when I purchased it 6 months ago...wasn't thinking...

Picked this tip up from The book on investing in real estate for no (and low) money down by Brandon Turner himself.Lastly, I have head of 1% loans in AZ but they require a high credit score (above 700) so as not to produce sub prime loans..still a little worrisome with that kind of leverage in my opinion ..but I digress.Hope this helps!

If you're only going to use 80k, the limit doesn't matter all that much (maybe a few credit score points).
