The problem was she was disabled but didn't get a check and since there's strict laws about evicting persons with disabilities, not considering the fact that shes old, blind and penny less, I was in a mess!!

Usually a trust has several beneficiaries and the trustee manages what ever is in the trust for those beneficiaries, the trust could have additional properties, or investment accounts and may have been started well before the owner became disabled or died.

If you find a competent RE attorney who routinely does operating agreements, you can save time and money by having him/her produce a std. boilerplate agreement and then tailor it to your specific requirements, perhaps after a short interview of your respective goals and objectives of the partnership.
