Tenant installed alarm system without PM knowledge in Texas

We have a pretty good tenant who is interested in purchasing the property.  We had a PM for 1 year, and just terminated our agreement with PM last week - wanted to learn the business more on our own.  I went to check on the property today, and there are surveillance cameras at the front door, and the locks has been replaced. Obviously the PM didn't do much work at all, and weren't even aware of the changes. I called the tenant, and was informed he installed a security system about 5 months ago.  We are preparing our renewal contract with tenant, of course planning on including an addendum regarding the security system/access to the property.  Overall the tenant seems to take very good care of the property, but I definitely don't agree with the tenant making these changes without our knowledge, esp with the provisions in the original contract. Does anyone have additional insight or suggestions on how else we should handle?

Although the lock change is not welcome I can appreciate some people have security concerns. I would request immediate access to at least one door without their assistance.  In the unlikely scenario you need to get in when they are not around I would want access.  I think of one guy I knew where the neighbor called to say there were icicles inside the house (burst pipes) or the screeching smoke alarm for hours while the neighbor was who knows where or just an electric outage when they are out of town. 

For the camera we put one in and just one there was no drilling I appreciate some people need more security but I would let them know this and any alterations per the lease require written permission and they would need to restore to the original condition when they leave.   I would also issue a lease violation on the dog and if you are amenable to keeping the dog amend the lease to include the pet fee.

Lastly I would compliment them on how well they keep the house and let them know while you are not selling the house for at least the next 4 years,   you will keep them in mind if you decide to.  I think if you are firm on sending the message  it is your house, you will keep it for the forseeable future, there are terms for renting they need to follow,   and you appreciate the care they take of it that will set the right tone to start the relationship.
