Here in California if we can save parts of the house and not have to call it a new build, but call it a remodel you will save crazy money on the permits and fees and the like.

The place needs a ton of remodeling, as is common with foreclosed properties.

For reference: The current mortgage on the duplex with escrow and everything is $620 a month, the one side rents for $525 and the side I’m in I remodeled and would get $600 out of it.

Started remodeling each unit 1 by 1 and increasing rents and cash flow.
