Buying another property

I just bought my first investment property in April. It’s a duplex and I’m living in one side and currently renting the other(house hacking!!’)

I have many people asking about renting to them so my question is....

Should I buy another property, a single family home and live in with my family and rent the side I’m currently in?

Or should I wait or what would you do? Just to start a conversation and see other views of it.

For reference: The current mortgage on the duplex with escrow and everything is $620 a month, the one side rents for $525 and the side I’m in I remodeled and would get $600 out of it. Let me know thanks
