I will officially own the house within the next year and plan to sell it; will the profits be taxable?

I am currently working full-time in healthcare and am pursuing to cover all my families living expenses with our rental portfolio (lean FI) and that timeline would be pushed back if this scenario where to take place.

The negatives are the HOA payment takes away from your profit, and the HOA could have an unexpected assessment.

Maybe the more I learn about it, I won't be such a punk in pursuing it. 

(If Full market value = $160K, Buyers Option Price = $120K, could you sell the option for $145K and profit $25K?)

You can do a partial exchange but every dollar you buy less than what you sell or any cash you pull out is first considered to be profit and taxable. 

My thought is to give the CM a set % off total profit and then primary and secondary investors get % of remaining profit based on total invested.

My wife and I sold it in 2015 for $200k and kept the profit from equity as a down for our current house in Goodyear, AZ.

Does anyone have any advice for pursuing properties of this kind?
