Check out the city on VRBO and see what a typical property like yours rents for and how booked up they are.It would require more management, but a lot of those VRBO properties are very automated and I imagine you could put systems in place to have even fewer headaches than a regular rental if done properly.

I have recently started in the note business and would say you want to verify the collateral with a BPO, get some pictures etc. verify the taxes are paid and title is cleared and the insurance is in place as well as having a lenders title policy (this is often overlooked).I would recommend using a servicer to avoid any Dodd Frank issues and to make sure your note is properly draftedFeel free to send me a PM if you need more information.

I tile all kitchen and bathrooms, use clog free toilets, hardwood or laminate everywhere else, and install shower doors to keep water in the shower instead of the bathroom floor.

This was on a busy street and a traffic light was installed at this time, with the light being about 15 feet from the front door, not an ideal environment for a rental.

Sheet vynle is pretty cheap, cheap to have installed and helps with water to an extent.Of course all of this in my opinion.
