IMO, Realtors would do better listing properties for a flat fee, who says the fee has to be a discount fee or under some price, so long as it's reasonable for the pain in dealing with a property that is distressed or not marketable?

It depends on whether title company requires a formal probate, whereby an administrator or personal representative must be appointed by court or if a summary probate is sufficient whereby a single court appearance distributes real estate and other property to legal heirs.It's also possible that FL has an Affidavit statutes that permits bypassing court.

:-)Seriously though, it definitely sounds like you were doing some things that brought a lot of that pain on yourself:- Not having detailed contracts in place- Paying for too much work upfront- Not enough oversight/supervision- Hiring the wrong types of contractors- Paying by the hour- Etc...And I actually talk about all of those things in my book...so I *have* written a book on the topic! 

There are a plethora of mortgage servicers who handle all of these things.Taking, processing and administration on mortgage payments is a far more regulated concept than rental payments.  

Although the info in the quoted post is accurate, the commute from Conshy to the Navy Yard would be painful.

However, the process was long and painful.

You may have to feel the pain to get away from them but at least it won't be for a long while.

If the Roth IRA is currently small, it likely does not make sense to go through the extra administrative effort and cost to create a structure that can handle both funds.
