This is not meant to sound snobby but as someone who transitioned from residential to commercial real estate (self storage is one of the assets we invest in), I'd highly recommend you get some training/mentoring/coaching in self storage before trying to acquire an asset that size.

It is an on going issue with money being left on the table. 

A deal of this size can make you an incredible amount of equity appreciation and can set up your life for ongoing cash flow through good management of the asset. 

I intend on going full time next year as well.

I'm buying a place in Mansfield that needs a bunch of work...and probably ongoing updates/maintenance. 

Also the kitchen cabinets where (based on the comments of the current tub and surround), due to age you will likely find similar ongoing water damage in certain areas.

These are professionals with additional training and a stricter code of ethics.

We as Realtors not only go through many hours of training before passing an exam, we are also held to continue to take classes to keep our knowledge of the ever changing laws in real estate. 

A company that offers regular training opportunities is also a must.
