In fact, quitclaim deeds are routinely used in numerous jurisdictions across the country every day without any sort of effect on title insurance. 

While it could use a little more polish (small things, like maybe interior paint), it has some major features that those don't have - brick and stone exterior, great fireplaces, etc.The question is, how variable are appraisals?

Also nowadays with enhanced report feature they all look the same, which is nice and removes and preference for visual bias.

Display fonts have changed in the course of the day and other changes.I've also noticed that some of the icons like the star on featured posts, the up and down arrows on drop downs and pop ups, etc. are showing up as empty squares.

@Toby Leitzman I was the tax sale specialist for Marion County Tax Sale for numerous years before entering the private sector.

If you've talked to numerous lenders and did your research already, pick whoever you feel most comfortable with and fill them in on your plans.

Instead of moving and staging, I think you should collaborate and put your furniture in select homes and advertise a feature gallery showing along with the open house.
