Investor Brain Storming

Let me first start off by saying that I am a newbie from Memphis Tennessee that is currently still in college. I was recently given an assignment to conduct a long report on a subject of my choosing. What better subject than Memphis Real Estate investing! I am always hearing how Memphis is a great place to invest in property. At the end of my long report I hope to provide concrete numbers with research done on why Memphis is a great place to invest. The problem is, being a newbie, I don't know the questions to ask to answer this problem appropriately. So my question for all experienced investors is what kind of evidence would you need to prove that a certain area is worth investing in. Recent replies that I have gotten so far are as follows: 

Population of Memphis Renters

Reliable management companies? How much does service cut into profit?

Rental rates relative to property price? 

What Cap Rate is worth it for an out of state investor? 

After completion of the long report, I would love to post it on biggerpockets in hope of providing researched, updated information of the Memphis real estate market!
