We are looking for an Airbnb cleaner (bonus if the person would be interested to do monthly cleaning of our property as well).Also, we are looking for a photographer who could do professional pictures for the property to post on AirBnb. 

And if you find something before their lease expires that is a bonus to them as every month is one less month they have to pay rent.This is a great scenario.

Vacancy is the same as tenant placement bonuses to me; loss revenue. 

It's like a shower, you don't get bonus points for having done it, but you do get dinged if you don't.Heat and AC are things that you can conceivably raise the rent for (unless it's market standard that these are already included).

I make some where in the 200k range, however some of that (50k) ish is sign on bonus, and will expire at the end of this year. 

I agree with Trevor, payment milestones are a great way to go and ensures the work is completed to standard within good timingSome investors also offer a cash bonus if the work is finished within a certain timeframe which incentivizes the contractor to stick to a deadline - great for complicated projects.
