Once again this isn't because the flipper is greedy but most of the times when it comes to repairs, arv, wait time there is so many unknowns we have to protect ourselves from losing money when it would have been easier and better to buy a cheap house and make 25k.If this was helpful please let me know or just vote for it and I'll know.

Better to be well prepared financially when jumping into the market as you wouldn't want to lose the property or not be able to maintain it, etc.
