Assuming you have no repairs or rehab and the units are currently leased with good tenants should make your project have positive cash flow the day it closes.  

I guess to give more clarification, I will say that I am mostly interested in leasing and "buy and sell' type of real estate.

Its payed for (with our savings) and we are still waiting to have the remodel completed and to get lit eased, the estimate for the lease given to us was $700 to $850.

Have you looked to see what the terms of the lease are and are you allow to use a home inspector to verify any immediate repairs?  

What can they give me in terms of data--rent history, leases, repair history, their fee on the property, historical turn and fill rate, avg length of tenant--all that kind of stuff.

The deep in the weeds seller financing and lease option threads tend to go that way, so I don't much bother anymore especially if the asker doesn't even bother to have a profile pic.
