I contacted our attorney and apparently the neighbors attorney is getting involved.

The "closing" was just done at the bank and we signed paperwork with the banker so no closing company involved.

So after that, I kept a careful eye on the number of residents living there, and water usage actually went down.So before you go crazy about residential vs commercial, sub-metering etc, have these issues checked out.

It's not that easy to accomplish and usually involves advanced strategies such as bonus depreciation mentioned by @Logan Allec and asset segregation.The good part is that investor-friendly lenders will add back depreciation, not counting it against your income for underwriting purposes.

I haven’t used BP to it’s best potential but I plan on it, as I’m getting further involved in real estate investing.
