The mistake some landlords make is they forget that the property down the street probably has fresh paint, carpet and other updates. 

Get them both out, clean it up, and start fresh.

If you're just a couple of years ahead truly mass market, then your rental will look fresh for way longer.

Depreciation can't be applied to W2 income so does not allow a tax arbitrage, appreciation from inflation is neutral because everything else is more expensive too, and only the value-add items are allowed to be depreciated on a fresh schedule, plus there is depreciation recapture at the end. 

I hope this is a fresh idea.

Irritating is people posting responses to threads in which the last post was over a year old and the topic was a time sensitive subject.Bumping a thread to me means finding an older thread with great content and wanting to revive fresh insight - this is certainly NOT irritating!

It is advisable to do your due diligence and ask about such things as how long have they been in business, are alternative assets their sole focus, are they BBB accredited and rated, and most importantly, are they a regulated financial institution and have they ever been sanctioned by any regulatory bodies.  

Some people around me just paint everything white, paint the baseboard the same as the walls, leave them stained and beat up, or skip adding fresh paint here.

@Cody Cox the last time I asked Richard Uffleman (the attorney that gives the monthly lecture at Baja Fresh) speaker at NWREIA he said wholesaling, if you don't close, is practicing real estate sales and requires a license.I understand that if you do this with friends and you don't get caught it is something you can do but...if something goes sideways, which can happen when you make representations, you are in a world of hurt especially if you are accused of doing RE w/o a license.

IMO, just have the CR message become a fresh PM - that would be great.
