Thirdly, falling behind on my periodic inspections and thus not seeing things that I needed to know.I've been most often fooled by a "tenant recommendation" from someone known to me who was trying to find housing for an employee, friend or family member of theirs.

Like others I will say that it somewhat depends.I agree that if they are a PM company that will be doing the ongoing management of the place then they should be as that is part of the basic job description (Though it could be some other employee of the company, not the licensed agent).If you are just working with an agent that is going to fill the vacancy and not have an ongoing interest in the place it depends on how the are marketing it.

The only way for me to compensate the 3 employees I have for my site (without taking from my flipping business that is) is to have some kind program or sponsors, and if someday I can take that business and actually make it profitable, for me while giving incredible value to others than I have NO shame in that!
