Is it unreasonable to have my Realtor present for all showings (no lock box!)
Is it unreasonable for me to ask my Realtor to be present for all showings of my rental unit? They get (split) either 1 months rent or 10% of 1 years rent when they place a tenant. The unit is vacant.

Absolutely not....get an agent who specializes in rentals. That agent will want to show in person because if the prospect doesn't work for your unit they can steer them to something else in inventory & still get a commission. The agent who sells isn't probably the best choice to rent for you. Where is the property located? A lot of people advertise rentals on CL and a lot of criminals scour CL for a place to rob. You really can't be too careful when renting. We do a background on every prospect and meet them in person at a public location before we ever show them a property. One month rent is pretty standard in most markets. Happy Investing!
