I am currently in an internship in commercial real estate but I can't imagine myself managing portfolios forever or working in the corporate setting.

So far most wholesale professionals have managed to operate without government interference, but the professional wholesalers who operate ethically are forever being tainted by those that are misled by the gurus selling programs that end up with consumer complaints and Attorney General actions.As a practical matter, the major successful players in the wholesaling field operate one of two ways.  

I have no choice but to move my business to a company that realizes that frustrated customers won't stick around forever.

This makes some real estate look more appealing right now, but it might not stay forever.  

It will make them look brand new and custom and will last forever.... 

Further, if accounting and bookkeeping are something you don’t want to do yourself forever, keeping your systems in a popular setup is key.

If you have a local attorney create your LLC, they often are willing to be your resident agent forever for free. 

Because of the great cashflow, I could see myself forever keeping this condo.

Your decision on what market to invest in is not a forever decision, ie you can pivot later if needed.

They will be unconstrained by their lease commitment and your ability to enforce  and seek damages for lost rent may be hard to follow through on.In rent controlled environments rent increases foregone are foregone forever.
