So I have been having trouble choosing a market for a good while now. I just can't seem to lock down where I would like to begin the art of long distance investing. I have listened and read quite a lot on the topic and this podcast is one of my favorites but I am not exactly sure where he is getting the average rental prices that he uses on this podcast.

The hardest part is starting!  Omaha is a very stable market, low turnover rentals.  I call Omaha the "bond market of real estate" because it may be boring, yet makes money year over year.  We have the lowest unemployment of top 100 cities.  Personally, I had zero issues during Covid so that should tell you a whole lot!
