I only give them a short time (about 5 days) to meet for the lease signing before they lose their exclusive rights to the unit, so this prevents someone from dragging their feet after they've signed the contract to hold.Once the lease is signed, I take down the ads and send out emails to people in mid-marketing flow letting them know that the apartment has been rented but I will reach out if something falls through.

I had one locally that initially had no seasoning period but then went to 6 months, when I sent them a new client they quoted 12.4) Typically 75% although I did get a local bank to do 80% on a quadplex i bought last fall.

I know that the landlord can be considered liable for falls/ slips if/when it was deemed they were negligent in addressing an issue that caused the fall/ trip (ex. knowing of a leaking pipe which caused floor to be wet) However, in this instance where it was due to actions of the tenant, would you initiate interventions to reduce the risk of future falls?

I was planning to attend dental school this fall, but was waitlisted at two different schools, so I'm now going to graduate school for a year before reapplying and that is my plan for my career.

I didn't hear anything about properties in different states being a problem.The only things I ran into were that I had to increase insurance on my primary residence before I could add an umbrella policy, and then there's a cap on the number of properties that can fall under the umbrella.
