Commercial Lending on SFH Questions

I'm out of Conventionals! Relocating to Pensacola to build my next empire. 

My guess is there are many variables from bank to bank and I'm in the process of tracking down different banks to ask these questions but wanted to get feedback from all of the very good looking people here at BP while I'm at it. 


The plan is to pay cash, fix up, finance, and hold. (yup. brrrr)

May finance right away depending on the property.

Assuming 125k appraised value SFH....

Questions: 

1. What kind of rates am I looking at right now (ballpark)?

2. How many years and whats the amortization (did I even ask that right?)?

3. Is there a seasoning period? 

4. What's the LTV?

5. Anything else I need to know that I didn't ask?
