What is a good and fair way to share the load?

So mostly you're just looking at painting and cleaning.One more caution and one encouragement.Caution - if we get a recession this is exactly the type of property that will have trouble because the tenants can't pay their rent.Encouragement - it is fairly impossible to replace lower end apartments in small towns theses days.

Real estate attorneys, closing attorneys, fair housing attorneys, and securities/syndication attorneys are all different.

Again have to agree, I am fairly new myself but definitely start early.

Where my tile meets the drywall it is fairly flat. 

I'm focused on rental properties even though prices in my area are fairly high.

I'm still fairly new to the process and I just started making calls last week. 

There is more risk of a fair housing violation if you start making exceptions

It going to be a challenge to argue that all 6 of you are actively participating in the deal and pulling their fair share.
