I had looked over their original lease but it seems to me the 24 hours notice written right into the lease should cover this situation, but apparently need to make it explicit with an addendum that they will incur the financial penalty for violating the terms of the lease.

Some judgments may not be immediately collectable and become leins against the property.I am guessing that the court will see that the mortgage from the ownership LLC to the holding LLC is not a true arm's length arrrangement, and "pierce the veil".

As Andrew mentioned above, McKinney/Frisco/Plano won't be your surplus of flips as most individuals have those under their arms before you can even try for them but there is plenty of flip opportunities, the numbers just won't be fantastic up north.

These are almost all ARMs, but they are already in an ARM, so the only advantage would be the fixed 'teaser' period and hoping they can get a normal mortgage before that fixed teaser period is up.
