Liability issues and nuisance factor due to tenant neglect and abuse make pools and hot tubes a defiant "NO WAY" for rental properties.Tenants are simply too irresponsible to ever trust them with anything that high risk.Guaranteed when a child drowns the landlord will be facing a lawsuit.

The remaining purchase is in the 750K range so by the numbers I can use the sale of the two SFRs ($145k+215k) to move into the larger MF.

Property is nearly 90% leased right now and no cash call was ever needed. 

We also will have around 7 more SFR's within the next 8-10 years that will not require any out of pocket funds from us aside from legal fees to transfer ownership.I would like to begin focusing on flipping after summer of 2018 to build some larger cash reserves for purchasing more LTR's.

Now I close deals without ever having to go to the market again.  

I wasn't happy)I got to deposit the biggest check I've ever received on Friday and it was a pretty awesome feeling.  

I did not ever consider being on the hook for utilities so i will have to look into that.Matt
