As an example is this blog's popularity - selling fake dreams to many- although, it has a lot of good info, too.   

All the Boomers I know are buying their dream homes and investment Real Estate. 

The goal is not to get your dream house as the first house, but the goal is to use other houses to boost your net worth which catapault you towards your dream house. 

Honestly, for a new investor to come into the game and just land this dream Private Money Guy. that is just funding any and all purchases for you without all the non-owner occupied guidelines and interest rate charts is a pipe dream. 

If the answer is yes, then I would sell and look for either a house-hacking opportunity in WA or a primary residence that you can later turn into a rental (in other words, don't buy your "dream home" now). 

The other thing to keep in mind is most lender will understand if you start with a 4 family, then go buy a 2 family, since the SF with white picket fence is the “American dream”.

If there is no resolution I plan to release the tenant and hope to find one less sensitive to the issue, but this tenant is a dream and I would so love to keep her happy.  

All of what you said is very inspiring because knowing you can have passive income from real property and still have more free time than you would with w2 job is what motivates the pursuit of our dreams.

An excellent dream property just popped up for sale I would love to move to. its a farm with 15 acres but the terms are cash only because the house is in decently rough shape.
