(It is also possible to get panels that are not pre-cut, but diy cutting is probably not cost effective.)3) Something about supporting SIP roof panels with numerous posts, but our engineer confirmed we would only need internal deep-footed supports approximately every 12 feet, which fits in with our building plan, which would require only 2 of these supports.

I should preface this by saying I'm a statistics junkie.That said, I found the following website yesterday while trying to do research for properties in an area I'm not geographically knowledgeable in.http://www.bestplaces.net/housing/city/colorado/pu...While I still want to dive in deeper, this was a great website for figuring out median incomes, median rents, vacancy rates, crime stats, school quality and pretty much any other information I might want to know about a city.As always, your mileage may vary.

I've realized that even though I'm elbows deep in real estate every day with my lending business, as an investor, I would rather buy passive real estate investments and not deal with the tenants, toilets or trouble.

When the contractors are done we will have a professional cleaning service come in and give the place a deep clean, have the property staged, and have a professional photographer come and take listing photos.

@Rita Bautistathanks for the tip and I hope to use that information down the road. for my first purchase I'm going to use a fha, low percentage for money down, it's targeted population is my age range and most realistic I feel for my initial dive into real estate investment.

Many loan officers/brokers don't understand this because the guidelines are buried deep down in the selling guide that nobody reads.As to your points:a) your appraisal is the same as any other appraisal.
