I agree that this sounds like a great plan as you described it, but to mimic Sarah above, really drill down with your lender options and make sure that you're going to be able to get in and out of that property(ies) as quickly as you can. 

Perhaps describe a bit about why you are considering investing out of state.

If people are paying rent via checks and money orders, that is difficult to track and tenants often abuse mailing delays and things like your describing.

It's a hassle for you and the tenant.I was actually at the post office last week (I live in NC), and a customer next to me had the issue you described where he said he mailed his money order for his rent two weeks ago and it hadn't arrived. 

When describing 'final judgement amount', some of time there are contract attachments describing the foreclosure an the amount owed, other times there are other liens (like contractors owed, etc).  

What you described doesn't sound like more than an hour task, unless the property is very far away from the handyman. 

That’s way overpriced for the property you are describing -- either you are getting ripped off or seriously overspending.

In the podcast the host says describes how we often go after the shiny penny (any goal imaginable) because we think that the "car" the "house" the "investment" the "money" will make us happy. and in fact what we have to do is be happy first, be happy now and then go after the things or people or situations we want. 

I use Chrome on PC and have never seen an issue like you describe.
