I agree that this sounds like a great plan as you described it, but to mimic Sarah above, really drill down with your lender options and make sure that you're going to be able to get in and out of that property(ies) as quickly as you can.

If people are paying rent via checks and money orders, that is difficult to track and tenants often abuse mailing delays and things like your describing.

When describing 'final judgement amount', some of time there are contract attachments describing the foreclosure an the amount owed, other times there are other liens (like contractors owed, etc).
