I am looking for advice from all of you experts out here about how to market myself to first time home buyers, how to get a potential buyer to make and offer and how to weed out the people who appear to just be wasting your time.

Hi,I read  that one place to find motivated sellers is the court house... finding burnout landlord at the court house when they do the evictions.Does anyone have experience with that?

If you continue with this option I encourage you to use an attorney experienced in creative financing and ensure that the proper documents are file with the Court in order to protect yourself and to "cloud" the title.  

I have absolutely no affiliation with B2R finance whatsoever and haven't heard of them since this post but when you come on a public forum (one that appears at the top of a lot of real estate related google searches) and are skeptical of a lender with no direct or indirect experience with them it is just not right to do in my opinion to just throw things out there with no basis.When the gentleman from B2R finance responded to your post you responded with a response not addressing the B2R rep and gave some vague skepticism of out of state lenders and their interest rates compared to your local lender.Not sure what your angle is here, but if you could clarify what your issue with B2R is we would all like to hear it.  

I guess the correct question is will a early termination fee hold up in NJ court?

Listsource.com or any other list provider can get this information.Go to listsource.com, create a free account, then call their customer help line and they can walk you through exactly how to do it.This is a list you'll need to BUY.Free way is to search county tax records through MLS (see if you know a Realtor who will let you borrow their ID) or at the county court house for properties owned a long time- i.e. 20,25 years plus.

This isn't to stir the pot again, as it appears you two have kissed and made up, but this is to inform the unsuspecting who may be confounded by the banter raised here.   

Check housing court if you can to see if tenants have ever been evicted anywhere else.

I can't seem to find any info on the County Clerk of Courts web site.Thanks!
