We’ll go in and do a standard unit turn with maybe some light renovation.

Units need LVP flooring, lighting, electrical and vent improvements, kitchen cabinets, HVAC upgrades, windows, etc.

Hey Vu, It is hard to tell by looking at the photos but my gut says to just paint the poles and wood beams with a fresh coat and string some lights across the beams to create a nice outdoor seating area.

All units have HVAC (central air w/ heat pump) units less than 4 years old, upgrades galore including tile floors, recessed lighting, and all appliances included.

(I was purchasing a brand new Rheem unit - a leader in the biz, been making heaters for at least 40 years!).  

You're not exactly the shining light.

Brand new roof, windows, driveway, full interior rehab, HVAC, plumbing, electrical. 

Is it to create brand awareness? 

For the typical decently maintained SFR it doesn’t matter if the home is brand new or 20 years old - no significant difference in work and no rate difference.

I’ve read the book, and am brand new to real estate investing.
