You have a legal obligation to pay rent, but the owner has a legal obligation to make reasonable attempts to mitigate damages.

So if all your tenants move out in winter and you can't find replacements, you're screwed.I'm sure most Landlords will adjust and they will generally do fine but this is an attempt to slowly steal away private property rights and treat the Landlord like a criminal, essentially punishing you before you've done anything wrong.I'm currently working with three investors that are selling all their properties in California and moving their investment money to Wyoming.

I sold a business a couple of months ago and I have about $350k to invest in rental properties in an attempt to establish a solid stream of passive income for the rest of my life - turned 26 last month.

Would any body have any information on whats going on there and if it possible to collect the rents there as of now.

Building a new wall is actually something to consider when the repair is so extensive, as it might cost more to attempt to repair than it might to replace (no need for beams then, and those are $200 each - that adds up fast).

Doing it yourself looks good on the bottom line but you have to account for the opportunity costs and strain on your body.
