I’m looking to acquire my first rental property and I’ve been exploring the option of taking over loans/mortgages on properties in pre foreclosure or purchasing pre foreclosures slightly over what is left owed on the mortgage and turning these properties into BRRRRs.

My plan was to follow @Brandon Turner's "Stack" method and acquire a property each year to build my portfolio.

How are you planning on acquiring this - is this through house hacking, turnkey, MLS? 

I'm always a fan of cash out refinancing to acquire a new property, so long as the new property makes enough money to cover the increased payment from the first property.

But if there are GC's & subs who have no problem acquiring materials and getting started with the expectation that they'll be paid as the project progresses, yea, that'd be pretty perfect.

Once you acquire the property, make sure the payments come from YOUR bank account and go directly to the lender. 

Even if I overestimated I'm still happy that the tennant is paying my mortgage payment and I've acquired some positive equity.

Including my home in the bylaws at the same rate as everyone else when I don’t used it or subject any wear and tear onto it is unfair and needs remedied. 

We are looking to acquire property managers nationally and are exploring what the recommended channels would be. 

Private lenders can be an excellent source to acquire investment property.
