I would recommend looking at Brandon Turner's book he wrote on the topic.

Here's some things that you  might want to do starting out: 1) Read Books (tons of recommended book lists on the forums, do a search), listen to the BP Rookie podcasts, watch BP's free webinars - choose topics you are interested in to help narrow down the sheer amount of information.

Looking for input on a couple of topics -Do we evaluate the deal as three individual duplexes or as a six unit property? 

It's a big topic, to be sure.

I like your enthusiasm but I think you should stay on this site for awhile, read many of the topics and narrow down so you can determine which strategy you want.

I feel like investors don’t cover this topic much but maybe I’m just not looking in the righr places?

@Caroline Gerardo is 100% right on this topic and I can't believe an actual experienced builder/investor would suggest that any of 12 items listed would impact value more than a couple thousand dollar condition adjustment.
