Do you have the tenants sign a fresh contract or do you mark out the key dates and have them initial those areas?

Anyway, I'm quite nervous as the building I bought needs much more work than I initially anticipated, though it's almost entirely cosmetic (the previous tenants did not take very good care of this place). 

I went to Than Merrills introductory session the 2 hour one in east bay, I think it's called Fortune Builders or something; It was good but I didn't sign up for the weekend course; When I asked the saleslady is $250 weekend seminar good enough to get started to invest, she said it's good enough for your first investment but there is a mastery program, I declined and didn't go for the $250 weekend course.

Things like an initial application fee, an annual fee, etc.~ How long does it typically take from the time you apply to the time when the LOC is approved and available for use?
