I think there was a tip in one of the podcasts that I liked - check out Home Depot early in the morning (like 6:30am) and scout for people who are actively doing contract work.

I swear I log into my account every morning and it's all positive and encouraging people who just want success.

Pre qual potential buyers before you drive 4 hours round trip to show a property to someone who says "I'm not planning on buying for 2-3 years. 

Posting this question in new forum for the out-of-state investors, what frequent flyer and/or business travel programs would you recommend to save on travel expenses for trips to acquire and check up on your properties.Any advice would be appreciated. 

Had I not called and paid by phone I would have certainly missed a payment by the time my check made the trip.
