I decided to switch back to Google Sheets simply because Airtable falls short when it comes to complex features.Google also just bought this platform called AppSheet, which just base off your Google Sheet and creates cross-platform apps so you can get all that fancy features from AirTable without having to leave the Google ecosystem.

I joined a real estate investment group, went to real estate networking meetings, read real estate books, took a weekend workshop on wholesaling, wholesaled some properties, once I had enough down money I borrowed money from a private lender (my real estate lawyer) and flipped a property, then another, then I had enough to buy a single family rental, partnered with my brother, bought another...now I have 82 rental units (single family, multifamily, office and commercial).

Ok well I just bought 5 properties all at once it's my first 5 properties in longview Tx it was a great deal but now I'm a little overwhelmed only one property is vacant and I'm starting to show it.

I think it would be best for me to buy a home at a great price and make cash flow rather than gamble on what if's and buy a higher price home and not realizing any cash flow after I just bought it.

Hi Matt, in my experience and in speaking with other investors who have bought vacation rentals I would lean on the side of being very conservative with my underwriting.
