Realitve to comps in the area, the house is completely remodeled (stainless steel appliances, granite countertops, Italian tile bathroom, new hardwood floors throughout, high-end light and plumbing fixtures, etc). 

It also means more potential issues...more HVACs, more water heaters, more plumbing fixtures, etc.

Cone or cup?

The podium and PA system may be considered fixtures, which means the new owners own them too.  

They do not have any documented restrictions telling you that you cannot replace flooring, a faucet, electrical outlets, light fixtures, repair drywall, paint, etc as a non-occupant because that is not within the scope of their permits.

Would anyone be interested in meeting for a cup of coffee or a breakfast in the near future? 

Kitchen, you need pots and pans, cutlery, glasses, wine glasses, coffee cups.

Carpet, LVP flooring, painting, new lighting fixtures and can less recessed lights, new light switches/outlets, GFIs, light plumbing, refinished countertops, and light landscaping.What was the outcome?

For example, if a house is Not Bad (e.g. just needs fresh paint, carpet, fixtures) and was 1000 SQFT I would generally just estimate repairs at around $10,000 or $10 multiplier x 1000 SQFT.
