Spent a couple of hours scrubbing dried mac and cheese and gum off my rugs, chocolate milk on the walls (and ceiling somehow???). 

I have heard for various investors that dry lots seem to garner the same in rent as a wet lot.

Worse case those other strategies dry up go back to traditional. 

It is completely dried out.

The market in Gainesville seems to be inflated right now and I can't make numbers work for anything but properties in the SE.We have very low inventory right now....a couple of years ago we had great deals everywhere but things seem dried up to me.Happy hunting!

I put new flooring and paint into the property as well as a foundation repair and sump pump to keep the basement dry.

I knew the roof was not brand new but I also knew that the inside of house was dry and the roof still had several years of useful life left.

I've gone after 2 fairly seriously, even had verbal acceptance and the ink all but dry on one contract, then the Seller ghosted us for reasons unknown.Good luck!
