Hey ladies and gentlemen, I am basically ready to make the leap, have all finances in order, great team (attorney, bookkeeper,CPA, Broker, etc.) and have been looking into residential multi-families in Northern CT, and Western MA, and the more I think about it and the more 5 + units I see, the more I believe it would be smarter for me not to be "afraid" of commercial and believe it to be more advantageous to go a little bigger rather than smaller (assuming the price is right) I have spoken to numerous people, and they say "well this is your first property, so you won't be able to get a loan for any commercial",  or " stick with getting the 2-4 unit as your doing, prove that you can manage something small for 1-2 years ( I will be living their) and then go after commercial.

Non-payment of rent is grounds for eviction once you do proper paper work of notice and all that legal stuff.Reason, I say is because my tenant, an older lady had a heart attack and was delayed on getting her job, so I am behind by 4 months now...i let it slip past for humanity sake, and now its getting difficult, promises after a while seem distant and goes unfulfilled...So decide if you want to continue with this tenant or not and let it die while you are still friendly with them and not let it play on your emotions where it gets difficult as months pass you by with loss of rent and trust in the tenant. my 2 cents anyways.If i do it all over again, I would have evicted at the first sign of delinquency.

We're shopping around, but just yesterday I met a lady from Imagine Homes Realty who said she sometimes sits down with new agents (They don't hire them, they take "seasoned agents only") to go over what questions to ask while meeting agencies, and what good agencies in the area would be who are a match for the direction you're going.

I believe this is because the current owner is an elderly lady who lives several hundred miles away, and she is happy to keep the current tenants at below market rates.
