Interesting dilemma!
Ok ladies and gents, give me your opinion on this one! (takes a seat).......I'm aiming at being a owner-occupant on a 3-plex unit. The problem is, its fully occupied AND the owner DIED. The property is closing the probate process and proceeding with the short sale process (already approved). My question is this...who let's the current tenants know they have to go if the owner is no longer around and know one is managing this property?

There is an owner, probably the Estate of______. If they are terminating occupancy, it is their job to give the notice. After you buy it, it's your job. The estate probably doesn't want to deal with it, so you can provide value by taking it, as is.
You'll need to abide by leases in place. You should read them now.
