Maybe I am naive, but it seems like an ethical investor can go in, get a contract on the property, and if there is enough equity, strucurte a deal wherein the seller might receive a portion of their equity, leaving the largest share for the buyer, and you, the wholesaler receive a relatively small portion of the equity as the wholesale fee.

However, where I have seen it used most is when a neighbor has encroached over their property line with a structure, fence, or has been using and maintaining a portion of a neighbor’s property for many years… Not as a technique to “steal” someone’s property… Legal or not, it is just a bad idea.

How can the end buyer be party to YOUR contract with the institution and if so, you are joint purchasers and you are selling your right to your portion of the property.I still see no banks contracting with TWOseparate parties to by one REO property?
