I'm not sure wat topic i should be posting this is, so i do apologize from the start.

I've kinda done things a little backwards. I purchased an investment property before buying my own. I'm new to real estate in general and hadnt much intentions of looking into forclosures or auctions but fell in love with a house wich happens to be a REO

Ive read many many pages here and i think i a general grasp on some things. But im smart enough to know a general idea isnt going to cut it. So, i'm asking for your help.. in every aspect. from thoughts on financing to finding a realtor who knows that they're doing and finally making the offer and closing the deal. (yeah i know im not suppose to get my hopes up)
