I can't remember if the schedule is broken down by month or by quarter. 

Since they've moved in we've already had to replace the microwave  as the handle was broken (how does a microwave handle just get broken?)

Do I need  to upgrade my membership for this feature?

I don’t generally offer incentives but I've heard people who do things like "pick your upgrade" (ceiling fan, carpet replace, etc) on anniversary date.

If you can only stay for less than five years, you are better off renting unless you also know how to repair structures and then you can look for a fixer upper and do the Sweat Equity to repair and upgrade the house to live in and then sell in two years as you Residence for tax-free profits if you did the deal correctly.

Is the seller interested in repair/upgrade to save the deal?

Once my sister was followed from the bank and had her car broken into, I became even more private.
