Another way sponsors achieve similar results is to have a tiered waterfall, so say LPs get a 80/20 split to a 13% IRR then 60/40 to 17%IRR then 50/50 etc.We have done tiered waterfalls in the past but like to keep things simple.Our Multifamily fund II waterfall for LPs is a 8% pref and 70/30 split all the way.

@Jack Miller as a fellow OKC investor I want to throw some clarity into this conversation.Multifamily itself is known for nice cashflow, BUT that is almost always referring to larger properties thanks to some great economies of scale you can achieve when you have 48 or more doors in one place.In practice you can expect small multifamily properties in OKC to cashflow LESS than SFR or duplexes thanks to a few factors:- Downgrade in tenant class -- you WILL experience a downshift in your tenants.

If your hot water heater or HVAC goes out in one unit that could kill your cashflow for an entire year from all units to recoup that cost of repair.There's no right or wrong answer to this, it all depends on your investment style.

And during the off season we help them find tenants that are looking for short term in the sense of 3-6 months (maybe in between homes waiting for a home to be built, or just moved into town and want to rent while they find a home to buy, etc.).For Single Family Homes that are near areas that appeal to short term renters, I'd look in Naples Park and the Bayshore Arts District that is closer to Downtown and the Pier.I think it's also important to give some thought to if you will manage the weekly or AirBNB style rentals yourself... because I do not manage those types of properties nor do I know anyone in town that does (Not to say you can't find someone on your own but I imagine the fees will be quite high).Message me if you have any further questions or thoughts... happy to help.
