I would sit down with your team leader or coach and develop a strategy once you join a broker or even test them out before you join with this exact question.I would discuss with them what 2-3-4 niches you should focus on for the next year. 

I know that as middle class All-American white kid I’ve had it pretty good and I am not sitting in judgement or expect anyone to listen to me lecture them about anything, especially some guy or gal in the innercity.

Sit down with yourself and write out what is the best thing which can happen if I pay off the debt, what is the worst thing which can happen if I pay off the debt, do the same scenario planning for investing now, and go where the greatest weight is. 

If I tried that here I’d be sitting on vacancies a real long time.

Part 2:I have plenty of money in the markets and dont want to invest anymore there, but am sitting on a pretty big pile of cash that is really only earning 1.3% APY in a few high yield savings accounts.

Commercial properties are great when they are rented, but can sometimes sit for long periods of time in between tenants.
