Quick evaluation Rental Yield
Hope its appropriate to do so, but am looking at an investment opportunity on a rental property and unsure if am missing anything on the calcs. Summary of the opportunity as follows:
2 year fixed term lease from Corporate tenant (Company pays rent) at $4,325pm. No concerns on Tenant screening.

On the surface annual cash-on-cash return is approx -$2800 or -1.14%. But after deductions on expenses (Mort Int, Depn, Maint, Insur, HOA) of approx $52,000 annually, the net yield amounts to over 20%.
Not sure if I am missing anything but above seems like an attractive opportunity.
