I'm not in a rush, and financially still figuring out what my options are, so I could wait for one of those PITA MLS deals to work out potentially.  

From the photos, I see a kitchen and bath with a lot of dead space, so I wouldn't rush out to put in a new kitchen. 

If they re-rent fine but you would be farther ahead to find new tenant that are prepared to pay market rent from the get go.

That is the problem with a lot of lenders - they miss conditions they should have required ahead of time.

I went ahead and joined so that I could start using the calc to its fullest extent, as well as have access to more educational tools.

If so who did you use, what did it cost, how long did it take, etc...Im planning a large renovation, should i wait to have the cost segregation done or go ahead an renovate  or does it not matter..

If it is found that the building next to my property is encroaching, do you still advice to go ahead with the deal and may be see if title company will provide something like enhanced title insurance for future peace of mind or just ask the seller to resolve issue in 30 days or back out of the deal?

Don't be in a rush to get the seller out.

My Docter had been telling me for about 30 years that I was in good condition and my Chiropractor told me to get a head MRI and that is when they found my potential brain annuerism problem.I think that wholesaling, if you are capable, is a decent place to learn about real estate.
